- Agricultural Open Space: The property has been used as ranch pasture and range land since the earliest settlements in the Middle Park and Muddy Creek area. The property was once owned and ranched by the Hinman family, a historically prominent Grand County family.
- Scenic Open Space: The property is within the view corridor of Highway 134, often listed statewide as a “must-see” drive for city dwellers to experience “Colorado Gold,” the beautiful fall colors exhibited when the leaves on aspen trees change from green to yellow in September. This scenic property, located in the Gore Pass area, is undeveloped except for a small primitive cabin and is bordered by similarly undeveloped lands. Some of the mountainous views that can be seen from the property include the Gore Ranch, Kasdorf Mountain, the Continental Divide, Haystack Mountain, Parkview Mountain, and the Never Summer Mountains and Wilderness Area. The property also looks across the Muddy Creek valley and includes views in the valley of the Hinman Reservoir and the Wolford Mountain Reservoir. The Arapaho National Forest and several other conservation easements, some held by CHLT, border or are near this easement.
- Wildlife Habitat: The property provides habitat for elk, mule deer, and black bear. Colorado Parks & Wildlife lists the easement property and surrounding area as deer and elk overall ranch. A portion of the property is also deer and elk winter range.
