The property is surrounded by other undeveloped properties, providing a buffer between the public lands to the west and the growing development of Kremmling to the east.
  • Wildlife Habitat: The property is a wildlife corridor from the high elevation forests to the lower meadows, and provides habitat for many wildlife species, including elk, deer, moose, black bear, and numerous songbirds. It is also identified as potential lynx habitat by Colorado Parks & Wildlife and has a spruce/fir forest component.
