Conservation Values protected:

  • Agricultural Open Space: Since the 1950’s the property has been used for sheep and cattle grazing.
  • Scenic Open Space: The public can see this scenic property from adjacent BLM land east and south of the property and from Colorado State Trust land to the northeast of the property. This easement is directly east of another conservation easement held by Colorado Headwaters Land Trust, creating 180 acres of preserved land. Views from the property include cottonwood trees along the Colorado River, Junction Butte, the summit of Red Mountain, William’s Peak and peaks in the Eagle’s Nest Wilderness.
  • Wildlife Habitat: The property is habitat for several wildlife species including elk, mule deer, pronghorn and sage grouse. According to Colorado Parks and Wildlife, sagebrush habitats are some of the most jeopardized, yet most critical wildlife habitats in Colorado. This property has been identified as severe winter range for the greater sage grouse, pronghorn and mule deer. According to the landowner, as many as 200 elk can often be observed from the house.
