The conservation easement on this property assures that the north side of Nine Mile (Columbine) Mountain will be protected as scenic open space in perpetuity. Looking east from the property, over meadows, and aspen and lodgepole-spruce-fir forests, one can see a 180-degree scenic view of the western side of the Front Range, including Winter Park Ski Area, James Peak Wilderness Area, Indian Peaks Wilderness Area, Rocky Mountain National Park, and parts of the Never Summer Ranch.
