Conservation Values Protected:

  • Agricultural Open Space: The property has been used for the grazing of livestock and hay production since it was first homesteaded in the late 1800’s.
  • Scenic Open Space: The public can see the property from County Road 57, Colorado River National Scenic and Historic Byway (U.S Highway 40), the Wildlife Viewing Area at Windy Gap Reservoir, and BLM land to the west. This scenic property is surrounded by open and scenic views of the Continental Divide, Indian Peaks Wilderness Area, and the Fraser River Valley. Blue’s Haven and four neighboring conservation easements, also held by Colorado Headwaters Land Trust, together protect approximately 211 acres from further development.
  • Wildlife Habitat: The property provides habitat for elk, mule deer, bobcat, red fox, coyote, snowshoe hare and mountain lion. The property, adjacent to the Windy Gap Reservoir and southwest of the Fraser River’s confluence with the Colorado River, provides habitat for numerous waterfowl. The senior Fraser River water rights of these properties ensure water delivery to the Granby 5 properties, thus helping to protect water quality as well as fish and waterfowl habitat in the Fraser River upstream from the ditch that feeds the easements. A large percentage of this irrigation water returns to the Colorado River, downstream of the Fraser’s confluence with the Colorado River, through overland flow and deep percolation, thus helping maintain water flow for fish and waterfowl habitat and water quality in the Colorado River.
